You’re essentially a funder. This is the most low involvement way to be a part of an FTD development. All the depositor needs to do is provide the deposit (minimum $100k). After we put a loan agreement in place this deposit is technically lent to the borrower and acts as their ‘funds to complete’ so that they can obtain the necessary finance to fund the project (initial purchase) and use the capital to fund the construction. The ‘Depositor’ only outlays the initial hard-costs (namely min $100k) and can be a great option for someone who has equity, savings or SMSF.

Once the project is complete the ‘Depositor’ is priority in line (after the banks) in recovering costs. Thereafter equity is proportionately split between the 2 parties. As for their interest during the development, the depositor has the option to place a caveat over the property as security.

  • Single income, no debts or dependents of approximately $125k per annum
  • Higher income or combined income if debts and/or dependents
  • Entitled to the first $150,000 profit per development projects PLUS initial working investment returned

End result

Expected gross equity or profit of $1M based on past and current returns in approximately 8 years dependent on banking regulations and loan to value ratio’s at the time.

Depositor

  • Income not required
  • No debt required

End result

Expected gross equity or profit of $100,000 based on past and current returns in approximately 24 months PLUS initial working investment returned. Total expected return of approximately $220k.

Participants

  • No deposit
  • Single income, no debts or dependents of approximately $150k per annum
  • Higher income or combined income if debts and/ or dependents
  • Equal 33.33% split in profits – up to $75k in the first round
